What does RERA registration actually confirm?
Registration provides important context, but approvals, delivery, documentation and buyer obligations still need to be understood.

Is the land-use position approved, proposed or still under process?
Future intent, an application or an informal assurance should not be treated as an existing approval.

What is the complete cost beyond the quoted price?
Development charges, maintenance, registration, taxes, financing, fit-out and holding costs can materially change the comparison.

A property claim should survive more than presentation.
The objective is not to distrust every statement. It is to understand which statements are facts, which are representations and which depend on future events.
