By accessing or using this website, a visitor agrees to use it subject to these Terms & Conditions and applicable law. A visitor who does not agree should discontinue use of the website.

Browsing the website does not itself create an advisory, brokerage, agency, fiduciary, legal or other professional engagement with GURM. Submitting an enquiry does not by itself create a client relationship.

GURM may question, compare or coordinate such information. Third-party representations should not automatically be treated as independently verified facts unless expressly stated. Where GURM chooses to present information, it should do so with reasonable care appropriate to the context.

Regulatory information requires context

References to RERA registration, project approvals, land-use position, CLU, planning permissions, development-authority information, government proposals or statutory processes are provided for general context unless a property-specific review has been expressly undertaken.

A project or intermediary being registered does not by itself mean every aspect of a property decision is risk-free or suitable. Qualified review may still be required.

Property outcomes cannot be guaranteed

Property decisions involve variables outside the control of any adviser or intermediary. GURM does not guarantee appreciation, resale value, rental income, occupancy, liquidity, infrastructure completion, possession dates, development approvals, planning changes, CLU, financing, transaction completion, future market demand or investment returns.

Specialist advice may still be required

Depending on the property and transaction, independent review may be required from appropriately qualified professionals, such as:

  • Advocates or title professionals
  • Chartered accountants or tax professionals
  • Authorised dealer banks
  • Architects or engineers
  • Registered valuers
  • Planning or environmental professionals
  • Other appropriately qualified specialists

GURM may assist with coordination within an agreed scope but does not automatically replace these professionals.

Submitting a requirement

Using the website enquiry form or contacting GURM does not guarantee that GURM will accept the requirement, create an advisory or representation agreement, commit either party to a transaction, or automatically establish fees or scope.

If GURM decides to take on a requirement, scope and commercial terms may be discussed and agreed separately.

Fees and commercial arrangements

Commercial arrangements may vary according to the requirement and agreed scope. They may involve:

  • Advisory fees
  • Brokerage or commission
  • Sourcing fees
  • Representation fees
  • Transaction-related commercial arrangements

Where applicable, commercial terms should be communicated or agreed separately. An enquiry is not automatically chargeable, and website use does not imply that every service is free.

Representation and exclusivity

Website use or an initial discussion does not create exclusivity. Any of the following must be separately agreed where applicable:

  • Seller mandate

  • Authority to act where relevant

A decision may be affected when material information supplied to GURM is incomplete, inaccurate or changes. GURM remains responsible for carrying out its own agreed role with reasonable care.

Representatives and authority

Where a person communicates or acts for another person, owner, family, company or institution, authority may need to be clarified. GURM may request confirmation of instructions or authority, and formal legal authority may require professional review.

Website communication alone does not establish a Power of Attorney, agency authority or another person’s authority to bind an owner, company or institution.

The final decision remains with the client

Within an agreed scope, GURM may question, compare, shortlist, coordinate, communicate, provide advisory perspectives, support negotiation or assist transaction progression. The client ultimately determines whether to:

  • Proceed
  • Pause
  • Renegotiate
  • Obtain further review
  • Change direction
  • Withdraw from a transaction

This does not remove GURM’s responsibility for obligations it has separately agreed to perform.

Availability and transaction status

Property availability can change. Owners or developers may withdraw or alter an offering, negotiations may not result in agreement, another party may transact before a client decides, and quoted commercial terms may change before formal agreement. Inventory is not reserved unless expressly agreed by the party with authority to do so.

Website content and intellectual property

Unless otherwise indicated, GURM’s original materials are protected as applicable. These may include:

  • Graphics and page designs
  • Original articles
  • Original photographs or media where applicable

Changes to these Terms

These Terms may be updated when website functionality, services, business processes or applicable requirements change. The updated page will display a revised “Last updated” date. A website update does not retroactively replace unrelated commercial terms separately agreed with a client.

Governing law

Use of this website and these Terms are intended to be governed by the laws applicable in India, subject to statutory rights and forums that cannot lawfully be excluded.
